The average 30-year fixed mortgage rate was 7.24% for the week of October 29, 2026, according to Freddie Mac's weekly survey. That is down from 7.32% the week before and 7.40% in mid October, so rates have now dipped two weeks in a row. They are still well above the 2026 low of 5.98% in late February, and on a $250,000 loan that gap works out to about $208 more a month in principal and interest.

How much have mortgage rates gone up this year?

Rates spent most of the spring and summer in the 6s, then climbed steadily from late August through mid October. The last two weeks brought a small step back down. Here is how the 30-year and 15-year fixed rates have moved, using Freddie Mac's Primary Mortgage Market Survey.

    Week of30-year fixed15-year fixed
    Oct. 29, 20267.24%6.60%
    Oct. 22, 20267.32%6.68%
    Oct. 15, 20267.40%6.71%
    Oct. 8, 20267.40%6.73%
    Sept. 10, 20266.76%6.09%
    June 25, 20266.49%5.84%
    Feb. 26, 2026 (2026 low)5.98%5.44%
    Oct. 30, 2025 (one year ago)6.17%5.41%

So the 30-year rate is 1.26 points above this year's low and 1.07 points above where it was a year ago.

What does 7.24% mean for a monthly payment?

I ran the numbers on three common loan sizes for a 30-year fixed loan. These are principal and interest only. Property taxes, homeowners insurance and any mortgage insurance come on top.

Loan amountMonthly payment at 7.24% (now)Monthly payment at 5.98% (Feb. low)Difference per monthDifference per year
    $200,000$1,363$1,197$166$1,998
    $250,000$1,704$1,496$208$2,497
    $300,000$2,044$1,795$250$2,996

That is real money, but it is not the whole story. A buyer who finds the right home at the right price can still come out ahead, especially if the seller helps with costs.

Should buyers in Alamogordo wait for rates to drop?

Nobody can promise where rates go next, and I would be wary of anyone who says they can. What I tell my buyers is to plan around the payment you are comfortable with today. A few things to talk through with your lender:

    • Get preapproved first. It shows you a real payment range before you fall for a house.
    • Ask about rate locks. A lock holds your rate for a set period while you shop or close.
    • Ask about seller concessions or a buydown. In some deals a seller will help pay closing costs or buy down the rate, which can lower the payment.
    • Look at down payment help. New Mexico has programs that can help with the down payment and closing costs. I wrote about them in Down Payment Help for Alamogordo Homebuyers.

Refinancing later is sometimes possible if rates fall, but it is never guaranteed and it has its own costs, so buy a payment you can live with.

What about VA loans for Holloman families?

VA loans are one of the best tools military families have. According to the U.S. Department of Veterans Affairs, nearly 90% of VA-backed loans are made with no down payment. VA loans are still made by private lenders, so rates vary from lender to lender, and it pays to compare offers.

What does this mean for buyers and sellers here?

For buyers, higher rates mean your budget stretches a little less than it did in the spring, so knowing your numbers matters more than ever. For sellers, it means buyers are watching their monthly payment closely. Pricing realistically from the start and being open to helping with closing costs can keep your home moving.
