Otero County Market Report, August 2026

    Published 2 September 2026

Otero County market report August 2026: 60 homes sold, median sold price $300,500 up 3.6% from August 2025, 58 average days on market, 19% absorption rate

Sixty homes sold across Otero County in August. Forty nine of them were in Alamogordo. Here is what those sales actually tell you, and what they do not.

    Prices held, and then some

The median sold price in August was $300,500, up from $290,000 in August last year. That is about 3.6 percent.

The average sold price went the other way. $321,046 against $324,476 a year ago, down about 1 percent.

Those two facts look like they disagree. They do not. When the median rises and the average falls, it usually means the mix of what sold changed: more homes in the middle of the market, fewer at the very top. In a market this size a single expensive sale moves the average around. The median is the steadier number, and the median went up.

    Homes are selling faster

Average days on market was 58 in August, down from 67 a year ago.

Nine days is not dramatic, but it is the right direction, and it continues a pattern that has been running all year. Days on market in this county peaked in the winter and has come down every month since.

    What sellers actually got

The August figures show an average list price of $328,047 and an average sold price of $321,046. About two percent apart.

That is the practical answer to the question every seller asks me first.

    Where the sales were

    AreaHomes sold
    Alamogordo49
    Cloudcroft6
    High Rolls2
    Tularosa1
    La Luz1
    Mayhill1

Alamogordo was 82 percent of the county's residential sales. That is worth remembering whenever you see an Otero County median quoted anywhere. It is mostly Alamogordo, with a handful of mountain sales pulling it in one direction or another.

    Buyer's market or seller's market?

The absorption rate in August was 19 percent. That means roughly a fifth of the available homes sold within the month, which works out to about five months of supply at that pace.

Five months is a balanced market. It is not the frenzy of a few years ago and it is not a market in trouble. Buyers have room to look and room to negotiate. Sellers who price sensibly are still selling in about two months.

    One thing worth watching

Land sales went from 9 in July to 17 in August, against 384 active land listings. That is a big jump in percentage terms.

I would not read a trend into it yet. Those are small numbers and small numbers move around. But land activity is usually an early signal of something, so it is worth watching for another month or two before anyone calls it anything.

The caveat I would rather give you upfront

Sixty sales is a small sample.

In a market this size, one month on its own tells you very little. The year over year comparison is more useful than the month to month, and even that moves with the mix of what happened to sell. Anyone who reads a dramatic story into a single month in Otero County is overreading the data, and that includes me.

What these numbers do tell you is the shape of things: prices steady to slightly up, homes moving faster than last year, and a market that is balanced rather than tilted hard either way.

    Where the numbers come from

All figures are from the Otero County Association of Realtors MLS, reported 1 September 2026. Residential figures cover site built and new construction homes. Otero County includes Alamogordo, Cloudcroft, Tularosa, La Luz, High Rolls, Mayhill and the surrounding communities.
