Otero County Market Report, October 2026
Published 3 November 2026

Fifty eight site built and new construction homes sold across Otero County in October, and 41 of them were in Alamogordo. Homes sold faster than a year ago, 56 days on market on average compared with 81 last October, while the median sold price was $227,250, down about 11 percent. Sellers still got about 97 percent of their list price on average.
Here is what the October numbers from the Otero County Association of Realtors MLS say, in plain English.
October at a glance
| Metric | October 2026 | September 2026 | October 2025 |
|---|---|---|---|
| Homes sold | 58 | 65 | 75 |
| Median sold price | $227,250 | $255,000 | $255,000 |
| Average sold price | $244,750 | $285,129 | $300,665 |
| Average list price | $252,584 | $296,314 | $311,906 |
| Average days on market | 56 | 57 | 81 |
October's 58 sales were 57 site built homes and 1 new construction home. Last October's 75 were all site built.
Did home prices drop in Otero County?
The median sold price was $227,250 in October, $27,750 lower than the $255,000 median in October 2025. That is about 11 percent. The average sold price was $244,750, down about 19 percent from $300,665.
Those are big moves, but I would not read them as home values falling by that much. In a market of 60 or so sales a month, the median and average swing a lot depending on which homes happen to close. October had fewer sales, and fewer of them at the higher end. One month is a snapshot, not a trend, and the specific house and street still matter most.
Are homes selling faster?
Yes. Average days on market was 56 in October, 25 days faster than the 81 days of October 2025 and about the same as September's 57. Homes that are priced right are not sitting.
Sellers also held their ground on price. The average sold price was about 96.9 percent of the average list price, a little better than the 96.4 percent of last October. In plain terms, buyers were negotiating about 3 percent off list on average.
Where were the October sales?
| Area | Homes sold |
|---|---|
| Alamogordo | 41 |
| Cloudcroft | 14 |
| High Rolls | 1 |
| Tularosa | 1 |
| Mayhill | 1 |
| Total | 58 |
Alamogordo was about 71 percent of the county's sales. Cloudcroft had a strong month with 14 sales, about a quarter of the total, up from 9 in September. The mix of where homes sell changes from month to month, which is another reason to read any county average with care.
Is it a buyer's market or a seller's market?
The absorption rate reported for October was 17 percent (65 residential sales against 372 active homes). By my own math, the 371 active residential listings at the end of October, at October's pace of 65 residential sales, works out to about 5.7 months of supply.
That is a bit more room for buyers than September's 20 percent absorption rate. Buyers have choices and room to negotiate, and sellers who price sensibly are still selling in about two months.
What is coming next?
Homes under contract fell from 99 to 69 between September and October. Homes under contract today become the closed sales of the next month or two, so November and December may be quieter. That is typical for the holiday season here.
Land and commercial were steady:
| Category | September 2026 | October 2026 |
|---|---|---|
| Land: active | 339 | 336 |
| Land: under contract | 15 | 15 |
| Land: sold | 18 | 12 |
| Commercial: active | 38 | 41 |
| Commercial: under contract | 3 | 2 |
| Commercial: sold | 2 | 1 |
Land sales slipped from 18 to 12 after two higher months, so I will keep watching that one.
How many homes are for sale, and at what price?
On November 2 there were 293 active site built and new construction homes for sale, almost the same as 294 on October 1.
| Price range | Active on Oct 1 | Active on Nov 2 |
|---|---|---|
| $100,000 or less | 5 | 3 |
| $100,001 to $150,000 | 10 | 11 |
| $150,001 to $200,000 | 41 | 41 |
| $200,001 to $250,000 | 38 | 43 |
| $250,001 to $300,000 | 46 | 40 |
| $300,001 to $400,000 | 72 | 76 |
| Over $400,000 | 82 | 79 |
| Total | 294 | 293 |
Fifty five homes were listed at $200,000 or less, and the $200,001 to $250,000 range grew from 38 to 43 listings.
What does this mean for buyers and sellers?
For buyers: you have real choice, room to negotiate, and sellers who are still pricing to sell. If you are watching rates, my October 2026 mortgage rates post has the latest, and my guide to down payment help for Alamogordo homebuyers is worth a read before you start.
For sellers: price it right from day one. Homes that are priced well are selling in under two months, and buyers have enough options to pass on a home that is priced high. If you are thinking about listing, my Sell Your Home page explains how I help.

Where the numbers come from
All figures are from the Otero County Association of Realtors (OCAR) MLS, as of November 2, 2026. Sales and price figures cover site built and new construction homes. Active, under contract and absorption figures are as reported by the association for all residential properties, and the price range table covers active site built and new construction homes. The months of supply figure is my own calculation.
