If you are a veteran and own a home in Otero County, the state of New Mexico now takes $10,000 off your property's taxable value, up from $4,000, and that amount is adjusted each year for inflation. Disabled veterans can also get a prorated exemption on their primary residence that matches their VA disability rating, from 10% to 100%. You claim both by getting a certificate from the New Mexico Department of Veterans' Services and filing it with the Otero County Assessor.

With Veterans Day coming up and the first half of property taxes due soon, this is a good week to check that you are getting every exemption you have earned.

What changed for veterans and property taxes in New Mexico?

Two things. First, the standard veteran exemption went from $4,000 to $10,000 of taxable value, adjusted annually for inflation. Second, starting in 2026, partially disabled veterans can get a prorated exemption on their primary residence. Before, only veterans rated 100% disabled got a full exemption.

According to an August 2026 joint release from the New Mexico Department of Veterans' Services and the Taxation and Revenue Department, 7,096 partially disabled veterans received the new exemption from March through June 2026. The larger standard exemption saved 65,720 veterans an estimated $19 million in 2025.

How do I claim the veteran exemption in Otero County?

It is a two-step process. Contact the New Mexico Department of Veterans' Services (DVS) for a certificate of eligibility. DVS asks for proof of service and discharge status. Then take that certificate to the Otero County Assessor's Office, which applies the exemption to your property.

You can reach DVS at 1-866-433-8387 or vet.benefits@dvs.nm.gov. The Otero County Assessor's Office is at 1104 N. White Sands Blvd., Suite B, in Alamogordo, open Monday through Friday from 8 a.m. to 5 p.m. The phone number is 575-437-5310.

When is the deadline to file?

For 2026, the Otero County Assessor's filing deadline for exemptions, including disabled veterans, was Friday, May 1. The assessor's office notes that exemption claims are due 30 days after the notices of valuation, which go out by April 1 each year.

That means if you missed it this year, you are not too late for next year. Getting your DVS certificate now gives you plenty of time before the spring 2027 deadline.

What if I already claimed it in another county?

This one matters for military families who PCS here and buy a home. The assessor's office checks whether the veteran exemption was already claimed in another New Mexico county. If it was, that county has to release it before Otero County can grant it. If you are moving here from Las Cruces, Albuquerque or anywhere else in the state, ask your old county assessor to release it.

What does this mean for homeowners and buyers?

If you are a veteran buying a home in Alamogordo, Tularosa, La Luz or Cloudcroft, put this on your closing checklist. A lower taxable value means a lower tax bill every year you own the home, and the disabled veteran exemption can make a real difference on your monthly budget.
