The average 30-year fixed mortgage rate fell to 7.18% for the week of November 5, 2026, according to Freddie Mac's weekly Primary Mortgage Market Survey. That is the third weekly dip in a row, down from 7.40% in mid October. On a $250,000 loan, today's rate works out to about $37 a month less in principal and interest than the mid October peak, though it is still about $159 a month more than a year ago.

Where are mortgage rates this week?

Here is how the national average has moved over the last five weeks, from Freddie Mac's historical data.

How much does a lower rate save on a monthly payment?

Small rate changes add up over 30 years. Here is the monthly principal and interest on a $250,000, 30-year fixed loan at different rates. I did the math myself, and these figures leave out property taxes, homeowners insurance and any mortgage insurance.

Your own rate depends on your credit, down payment, loan type and the lender, so treat these as examples, not quotes.

What are homes selling for in Otero County right now?

Rates are only half the picture. The other half is price. In October, the median sold price for homes in Otero County was $227,250, homes spent an average of 56 days on the market, and sellers got about 97% of their list price on average, according to the Otero County Association of Realtors MLS numbers in my October market report.

Homes also sold faster than a year ago, when the October average was 81 days on the market, so buyers who find the right home should be ready to move.

Should I wait for rates to drop more?

Nobody can promise where rates will go next, and I would be wary of anyone who says they can. Three weeks of dips is good news, but rates can turn around quickly. What I tell my clients is to buy when the home and the monthly payment fit your life, and to talk with a lender about whether refinancing later could make sense if rates fall further.

What does this mean for buyers and sellers in Alamogordo?

For buyers, a slightly lower rate means a slightly lower payment or a little more buying power. It is a good time to get pre-approved so you know exactly where you stand.

For sellers, lower rates can bring more buyers off the sidelines. Pricing right from day one still matters most, since buyers are watching their monthly budget closely.
